Why I love Real Estate

Despite the en vogue cultural caprice to be Her critic, I'm a fanatical believer in America - and unashamedly so. To me there is nothing more representative and symbolic of American freedom and opportunity than owning your own property. That's just Founding Fathers 101, right?

Every time someone buys a home they are biting off their own little slice of the American Dream, which they earned the right to claim. As a real estate agent, I have the honor of helping out during that process. It honestly makes me proud of what I do.

Home ownership is part of the ongoing narrative that tells our life stories. Our homes echo the different chapters of our lives. Our homes are where future major leaguer's learn to throw a baseball. Our homes are where husbands and wives dream out loud over late night pillow talk. Our homes are where we process through the major issues of life. To play a tiny little role in the unfolding life stories of my friends is exactly why I love my career in real estate.

Today's Epic Opportunity

It's the "perfect storm" for home buyers. Extremely low interest rates, a growing number of homes on the market, and a slew of motivated sellers -- all coming together to form a significant opportunity for buyers.

If you haven't lived in Denver for long, you may not recognize the true rarity of this occasion. If you have lived here, can you recall the last time the market favored the buyer to this degree? After all, Colorado is consistently ranked as one of the best places to live in the U.S. and there is always a high demand for homes. Right now, the supply outweighs that demand.

It is the right time to take advantage of lower home prices and lower mortgage payments. If you are renting it is time to compare it to owning a home. You may be surprised at how much home you can afford to purchase for your money. How long the buyer's conditions will stay like this is anyone's guess. It won't be forever, so take advantage while you still can.

Selling Your Home In A Tough Market

So, you need to sell your house but it has to sell quickly. In today’s market you’re concerned that it’s going to sit for too long. What can you do? Here are a few proven strategies that will help bring in the offers:

Price Your Home At the Bottom End of Fair

In any given neighborhood homes of a similar size and shape will sell within a certain range. If you need to sell quickly then keep the price of your home at or below that range. One thing is for sure, higher priced and especially over priced homes will NOT sell quickly under today's conditions. If time is your priority then lower the price.

Professionally Stage Your Home

Most buyers know if a home is "the right one" within 10 seconds after they enter the front door. If their first impression of the home is not an immediate "WOW" then your home doesn't stand a chance. In fact, many don't make past the entry way. They simply say, "this is not it. Let's go to the next house."

So, how do you produce that "wow factor"? Hire a professional to stage and re-decorate your home. Yes, it costs money for staging but it can be well worth the investment. It can make the difference between the home selling or sitting.

Take Your Losses and Make Up For It On The Buy Side

As mentioned in the second paragraph, it may be necessary to sell your home for much less than what you expected. That's the bad news. The good news is that you can make up for your losses when you purchase a home under the same market conditions. You too can take advantage of the low prices and low interest rates. Perhaps enough to make up for your own losses.

"How's The Real Estate Market?"

I get asked that question almost daily. So, what's the truth about today's market conditions? Here's the scoop:

Comparatively, the Denver market is WAY better than others that were hit harder by the bursting bubble, i.e., California, Arizona, Nevada, and Florida. We didn't have the huge upswings and so we won't have the corrective downswing in the same degree.

That said, the Denver market really depends on the price range and location. The far low-end ($150,000 and under) is riddled with distressed properties - foreclosures and short-sales. The "bread and butter" market priced between $200,000 and $350,000(ish) is selling quite well. And the high end market at $500,000 or more is brutal. As of this writing, there is over 4 years of inventory for high-end homes.

After the July 2010 numbers are released, we'll have a much better picture of how the next 6 months will shape up.

I've been programming since 1984. Only in 2001 did it move from a hobby to a business. You know, it was that old, "necessity is the mother of invention" thing.

I needed a website and didn't personally know any web guys at the time. So, I taught myself. Thankfully, my phone rang off the hook. Not from people interested in my organization, mind you. Rather, it was other people who didn't know a "web guy". It all just fell in my lap. Right time, right place I guess.

Search Engine Optimization

Having a website is like having your name in the phone book. If people know you, they know where to find you.

If you own a business, though, you need to be in the yellow pages. That way new customers who don't know you can find you too. If customers are searching, then you need to be found.

That is the process of search engine optimization -- implementing best practices as well as a few tips and tricks that methodically moves your website to the front page of Google search results. By the way, over 80% of internet users visit the top 3 listings on Google's search results page.

SEO is not always easy and requires a little patience and forethought. The payoff is worth it.

Social Media Management

Facebook is the world's third largest country -- only behind China and India. Crazy, huh? The numbers alone make it worth the time/money investment for almost every business.

The thing is, it's time consuming, tedious, and unproven. What are you to do? Jump in and waste precious time or ignore it at your peril? Perhaps social media is one of those tasks best suited for outsourcing. That's where I come in.

Fans, Followers, LinkedIn and Liking It

The secret to social media is to build a following... a community. It takes a pretty hefty paradigm shift for most companies. You can't just jump in an say, "buy my product". You'll be ignored. Instead, it takes time to develop enough trust that socializing online users are willing to become your followers or click the all-important like button.

Internet Marketing

If SEO is the practice of methodically moving your website higher in the search engine rankings, then Internet Marketing is the process of buying your way to the top. If SEO is the tortoise, then Internet Marketing is the hare.

What's Paper click? Actually, I said Pay... Per... Click...

Google and the other search engines offer an advertising platform that can deliver results quickly. It's called pay-per-click or PPC or AdWords.

The idea is that you can buy advertising space, set your own daily budget, and only pay when a potential customer clicks on your advertisement.

While it sounds easy, leave it to Google to make it difficult for the novice. If you're not sure what you're doing, PPC advertising can be an expensive lesson to learn.

I'm a New Mexico native -- grew up just south of Durango, CO for 19 years. 1988 started a series of bouncing between Dallas, Albuquerque, and Denver until 2004. I've had every job imaginable -- from janitor to Vice President, from Entrepreneur to working for the Man.

In 2004 I hit my stride in residential real estate. It seems to push all the right buttons for me. Maybe it was fact that middle-age was staring me in the face. Either way, real estate has been my full-time career ever since. My web business fills in the gaps - which is a Godsend during tough real estate seasons and when moving from one state to another.

I've been married for more than 15 years to my best friend, Tricia. I consider myself the luckiest man in the world to be married to her.

Oh, and I have an irrational fear of snakes.

Personal Interests

I'm a simple man: my wife, my mountain bike, the mountains, and a good cup of coffee (or 10) make my world go around.

I have had an insatiable appetite since I was a teenager. However, I would rather laugh than eat.

I'm a student of religion and politics and consider myself an open book.

I'm also in my 40's and still wish I could find a mentor.
